Ultimately, choosing between the two depends on the complexity and duration of the investment strategy. If you compare two deals that both yield a €30,000 profit on a €100,000 investment, but Deal A distributes payouts steadily each year while Deal B holds all profits until a final sale years later, IRR will correctly rank Deal A higher because your capital is working harder and returns to you faster. Therefore, IRR is the institutional gold standard for evaluating complex real estate projects involving multi-year holds, often with fluctuating rental income and heavy upfront renovation costs.
